Norterra
Nearest large Asian grocery (Lee Lee) is 15-20 min drive; 99 Ranch in Chandler is 45 min
Fireside at Norterra
HOA fees are higher ($200-300/mo estimated) to maintain premium amenities
Union Park at Norterra
New construction is sold out -- only resales available with limited inventory
Sonoran Foothills
Borders desert preserve -- occasional rattlesnake and coyote sightings in yards
Verdin
Brand-new community -- amenities still under construction, currently a construction zone
Sonoran Commons
Far fewer community amenities than Fireside at Norterra -- no gym, climbing wall, or event director
Tier 2: 12-22 Minutes

Not a master-planned community -- housing varies widely in age and condition, some areas are dated

Walk Score 0 -- impossible to leave home without a car, even buying water requires driving
Westwing Mountain
Nestled between two mountain preserves -- beautiful views but cell signal can be weaker
Windstone Ranch
Most affordable new construction near TSMC (from $300K) -- but fewest amenities
Tier 3: 18-30 Minutes

Walk Score 10 -- nearest supermarket is 15+ min drive
Surprise (Marley Park
Dysart USD has no Mandarin program -- ESL support for Taiwanese children less developed than DVUSD

North Peoria
Lee Lee supermarket is in Peoria -- but beyond Lee Lee, Asian dining options are limited
